Cold Weather and Residential Construction

Colder weather causes delays.  Delays for shipments due to extreme climates in the north are the first source of a delay for a contractor.  If the suppliers can't get the building materials needed in their local warehouse, the builder has to wait.  If the weather is severe or temperatures drop below 32 degrees, the concrete plants will not deliver concrete.  Concrete may not set up correctly if the water in it cannot evaporate properly.  And, colder weather makes it difficult at best for the tradesman to work quickly.  Their hands shake and they shake.  Shaking will a saw turned on just begs for catastrophe.  Be kind and patient with building tradesman.  They have a very hard job due to cold and hot weather.

Energy Efficient Building Systems

Solar power is an important concept today.  Utilizing this concept in residential construction is an ever expanding reality.  There is an interesting product that is available now that will help power your home, saving electricity and therefore saving you money.

Solar powered residential roof assemblies are one of the newest eco-friendly additions to the residential new construction field.  This application utilizes solar paneled shingles that are integrated into a new roof installation.  They cannot be added after the fact or for a re-roof installation.  Having this product on your home will also bring you a tax deduction.

These specialize shingles are not big, bulky panels.  Rather, they are the same size and traditional residential roofing products.  They can produce 13-17 watts of electricity for your home.  They can also withstand high winds.

There is a down-side.  They are expensive initially.  Over a long period of time, the upfront cost dissipates.  They must be installed with a new roof system.  They can not be worked into an existing roof.  Nor do they do not distribute energy.  Meaning, if the power goes out in your home, you must rely on the power grid itself.  And lastly, your roof must be positioned to capture as much sunshine as possible.

Therefore, new home construction, with proper placement is the optimal situation in the residential home building industry.  Ask your local builder about solar powered shingles BEFORE you build.

Preparing for a Garage Project

There are a few things a customer should do before that contact a building contractor. Building a garage is a wonderful process.  The building site or area in which you want your garage needs to be evaluated for several criteria.  Does the area have slope concerns?  Slope simply means that the ground isn't level.  Most builders compensate for that by raising the slab, i.e. making a floating slab.  That means concrete block, or CMU's are used to create a level building surface.  In some cases, building with block is a good idea simply to raise the slab height to protect your belongings from water damage.  Sometimes block foundations are used to increase the wall height without increasing the size of the stud height.  Have your builder evaluate the area and explain the solutions available.

Another consideration is local zoning regulations for building a garage.  In some principalities, you cannot build a structure of any kind that is higher than the ridge of your home.  In some principalities, there is an impervious surface requirement that protects your property and controls drainage issues.

H.W. ENTERPRISES, INC. provides these services for free.  Any company that charges for site elevation is offering you no service.  Call H.W.
